Gently crush cardamom, allspice, cloves, star anise, cinnamon sticks, and black peppercorns using a mortar and pestle. Toast the spices in a medium saucepan over medium heat for 4 to 5 minutes to release and intensify their aroma.

Add cane sugar, grated ginger, vanilla extract, and water to the pan. Stir well, then cover and bring to a boil, watching carefully to prevent overflow.

Reduce to medium-low heat and simmer uncovered for about 25 minutes. Turn off the heat, add assam tea leaves, stir well, and steep for 5 to 6 minutes (or longer if you prefer a stronger concentrate).

Carefully strain the chai concentrate through a fine sieve to remove all solid spices. Transfer to a glass bottle and refrigerate for up to 2 weeks.
